Simplify your social media strategy for your real estate business

Millennials are now the largest group of home buyers. They also make up the largest age group of all Instagram users with 60% of IG users being between the ages of 18 and 29. So, what do the two statistics have to do with one another, and what does it mean for you as a real estate agent?

With last year’s crazy market, Instagram has become a fast way to make a bid on a listing. And with tech-savviness being second nature to millennials, using social media to snap up homes, and finalizing loans and mortgages online, makes perfect sense. And that’s exactly what’s happening. In fact, millennials are buying up homes on Instagram without even seeing them in person first. So if you don’t feel like you have a strong enough presence on Instagram, now is the time to step it up a notch.

The good news? We’re making it easy for you to step up your online presence (and sell those homes!) by sharing the best tips to create a sustainable social media strategy.

Content diversity. Sharing new listings is obviously key when it comes to selling homes on social media. But you likely won’t have a new listing to share every single day, and a feed full of new listings can appear, well, boring. That’s why it’s important to create content outside of new listings posts, open house posts, just sold posts, etc. A great way to supplement your feed is by sharing your knowledge of real estate with your followers (aka showing them you’re the expert). You can do this by posting market updates, sharing tips for first-time home buyers or home maintenance tips, sharing facts and information about the area where your properties are located, posting photos of interior inspiration, and sharing client testimonials.

Batch, batch batch. Once you’ve decided what type of content to post, it’s time to create the content. We know this part of social media can seem time consuming, but it doesn’t have to be! That’s where batch planning comes in. While it may seem like more work at first, setting aside one day a month to batch plan all of your content will actually save you time and help you to be more productive. By sitting down and devoting time solely to creating your content for the month, you take the stress out of in-the-moment content creation AND your content will be more consistent and cohesive.

Automate your posts. After content batching, this is one of our favorite tricks to making social media easier. When your content is scheduled out, you can create a posting flow that will keep you in the minds of your followers and nurture them into leads. You'll also never have to worry about missing a day of posting! You can schedule content on Instagram and Facebook directly through Facebook for free, or choose from one of the many different scheduling apps out there!

Engage with your followers. Now that you have your content created and scheduled out, you'll have time to spend a few minutes each day engaging in your community. This can look like following new accounts, commenting on posts, replying to DM's, and posting interactive stories on Instagram using different features like polls and questions. By engaging with your followers, you are building relationships with potential clients. And a good relationship between realtor and client is so important because it builds that all important trust factor that potential clients need when making such a big decision like purchasing a home.
